Site Package

A standard site package includes a wide aerial or retail corridor aerial highlighting the current major retail in a market as well as any other useful information like airports or major points of interest, a zoomed in aerial showing just the subject property, and demographics showing who the customer is. In this package there was also a macro-level aerial showing the next retail corridor to the north, and a GPS trade area analysis showing known visitors to a center as opposed to using traditional rings to create a trade area. The demographics were generated using the GPS trade area as opposed to standard geographies as well.

Housing Study

In commercial real estate homes and people are important, and the growth of the market can help highlight why a market should be considered for our clients. One of the ways this is shown is using housing development data, either from a paid data source or through county development departments. This aerial shows all single- and multi-family developments within 7 miles of a future shopping center with total count of units, and classified by status.

Site Plan Exhibit

Some clients like to add in site plan exhibits to a site package or for a Real Estate Committee package to show exact tenant lineups, square footages, access points, control areas, outside use areas, signage, and other important information when considering if you are selecting the right space for your client.

Market Rollout Package

When a client wants to enter a new market they have to understand why that market should be expanded into and what the current landscape of a market is. I have shown that in this package by highlighting key demographic variables for the territories our offices cover and including submarket maps showing current competition footprints that the client should be aware of when starting to create a strategy in each submarket in Florida.

Site GPS Analysis

When a GPS trade area doesn't show enough for a client there is more data to show and better ways to show it. This package shows the subject property and the comparable properties in the market. Then we compare GPS based foot-traffic and normalize that by square footage. From there we compare the pre- and post-Covid GPS trade areas. And finally I analyze pre- and post-Covid in-center visitation trends to see which tenants and area of a property sees the highest traffic. All of this is useful in marketing a property to the fullest extent.
